With 15 years experience and hundreds of closed transactions as a licensed TN real estate agent, we excel in handling the paperwork. Services Offered
- Preparing: buyer agency agreements, listing agreements, purchase and sale agreements, counter offers, disclosures, disclaimers, etc… If it’s a state provided form, we can fill it in for you.
- Reviewing all documents for full signatures and completion as required for a client and transaction.
- Introduction emails sent to the parties to the transaction (cooperating agent, your client, lender, and title company), and will include a timeline of deadlines with a copy of the bound contract.
- Coordinate opening of the file with title.
- Adding all contract deadlines to a shared calendar with you.
- Uploading documents in broker portal for compliance.
- Completing offer information in broker portal for compliance.
- Communicating regularly with the parties to the transaction (agents, closing firms, clients, lenders) for status updates and outstanding items.
- Verify earnest money deposit is paid and obtain receipt.
- Schedule inspections and/or verify date and time.
- Update deadlines due to any changes in the contract.
- Order home warranty when applicable.
- Monitor appraisal timeline and completion with the lender and/or cooperating agent.
- Monitor buyer’s loan status with lender.
- Request utility information from the seller to provide the buyer.
- Remind client to set up/transfer utilities (as applicable) and update their address.
- Coordinate scheduling of closing appointment and final walk through.
- Conduct a final audit of the file 7 days prior to closing to ensure all documents are uploaded and approved through the broker portal.
